Commercial tiling is judged on what the floor looks like in year ten, not on the price in year zero. The tile is rarely the expensive part of a commercial floor — the expensive part is closing the building to replace it.

How we work on commercial contracts

  • Specification support before tender — we will review the areas and confirm what body, PEI rating and slip rating each one needs, in writing, so the specification survives value engineering.
  • Single-batch production — the whole contract pressed and fired in one run. On a large floor a batch change shows as a line across the space.
  • Attic stock from the same batch — typically five per cent, held for the client for later repairs.
  • Phased container delivery — shipments scheduled to the build programme, so you are not storing four hundred pallets on a live site.
  • Full technical documentation — test reports and data sheets for the specification file, building control and the O&M manual.
  • Sample boards for client approval — physical samples signed off before anything is produced.

The two details that cause most commercial failures

The first is movement joints. A large tiled floor expands and contracts with temperature and with the drying shrinkage of the slab beneath it. Without joints at the structural lines and roughly every eight to ten metres in both directions, that movement has nowhere to go and the floor tents — tiles lift off the screed in a ridge, usually months after handover and usually across the busiest part of the space.

The second is substrate flatness. Large format tiles are rigid and cannot follow a dip. Laid over an uneven screed they either bridge the hollow and crack under load, or sit proud of their neighbour, which is a trip hazard as well as a visual defect. On any large-format commercial floor, insist the screed is surveyed and levelled before tiling starts. It costs a fraction of what remedial work costs.

Can you supply an entire project in one shade batch?

Yes. For project quantities we produce the full order in a single firing run, so shade and calibre are consistent across the whole floor, and we hold attic stock from that same batch for later repairs.

Do you provide technical data sheets for the specification file?

Yes — water absorption, breaking strength, deep abrasion, slip rating and dimensional tolerance, on headed test documentation suitable for building control and the O&M manual.

Can deliveries be phased to the construction programme?

Yes, and on most projects they should be. We schedule containers against your programme so material arrives as each phase needs it rather than all at once.

What lead time should we allow?

For standard ranges from stock, shipping time plus clearance. For single-batch project production, allow three to five weeks for manufacture before shipping. Tell us the handover date and we will work backwards from it.
