A flush has one job — clear the pan and reseal the trap — and two ways of doing it. Which one a building can use is decided by its water supply, not by preference, and getting that wrong produces toilets that need flushing twice.

Flush tank or flush valve

A flush tank — the familiar cistern — stores several litres and releases them under gravity. It works on almost any supply because the tank refills slowly between uses; all it needs is enough head to fill. This is what the overwhelming majority of residential toilets use.

A flush valve takes water straight from the supply line and meters a measured burst directly into the pan, with no storage at all. It recovers instantly, which is why airports, stadiums and busy commercial washrooms use it — a cistern simply cannot refill fast enough between users. The catch is that it demands high flow and pressure from the mains, which most domestic supplies cannot provide.

So the decision is made for you by the building. Residential and light commercial: flush tank. Heavy-traffic public washrooms with a strong mains supply: flush valve. Specifying a valve on a weak supply produces a fixture that never clears the pan properly.

Specifying a flush that actually works

  • Check supply pressure before choosing a valve — Flush valves need real mains flow. On a tank-fed or low-pressure supply they will not clear the pan.
  • Dual flush needs a well-designed pan — The short flush only works if the pan geometry is built for it. A 3-litre flush in a pan designed for 9 litres means flushing twice, which wastes more than it saves.
  • Match the cistern to the pan — Cisterns and pans are designed as pairs. Mixing brands or models across them is a common cause of poor flush performance.
  • Consider intermittent supply — Where mains water is not continuous, a tank that holds a reserve is far more practical than a valve that depends on live pressure.
  • Concealed cisterns need access — An inspection panel is not optional. Every concealed cistern eventually needs its valve replaced.
  • Water regulations vary by market — Several markets now cap the full flush at 6 litres. Check before specifying a 9-litre cistern for export.
