On a four-hundred-unit scheme the tile specification is a cost line, a programme line and a snagging risk all at once. Get the shade control wrong and you are arguing with buyers about why apartment 312 does not match the show flat.
What developers need from a tile supplier
- Shade consistency across the whole scheme — one firing run for the entire order, so unit 400 matches the show flat. This is the requirement developers underestimate most often.
- Volume pricing straight from the factory — no trading layer. On scheme quantities the margin difference is material.
- Phased delivery by block or floor — containers scheduled to the handover programme, not dumped on a site with nowhere to store them.
- Attic stock for defects liability — held from the same batch, so a snagging repair in year two is invisible.
- A durable specification — the tile in a rental unit takes far harder use than one in an owner-occupied home. Under-specifying here returns as warranty cost.
- Repeatability across phases — we hold the body and glaze recipe, so phase two can be produced to match phase one years later.
Why shade batching is the thing to get right
Porcelain colour comes out of a kiln, and kilns are not perfectly repeatable. Raw material lots vary slightly, firing curves drift, and glaze batches differ. Manufacturers manage this by sorting fired tiles into shade batches and printing the batch code on the carton — which works, but means two cartons of the same product can be visibly different.
In a single house that is a minor nuisance. Across a development it is a serious commercial problem: the show flat is tiled from one batch, the first block from another and the final block from a third, and buyers walking between units can see it. At that point the choice is between an argument and a re-tile, and both are expensive.
The fix is simple but has to be decided early. Produce the entire scheme quantity in one run, including the attic stock, and store it. That requires knowing the total quantity up front rather than ordering block by block — which is really a procurement decision, not a manufacturing one. We will hold produced stock for a scheme and release it against the programme.

Do you offer developer pricing?
Yes. We are the manufacturer, so scheme quantities are quoted directly from the factory without a trading margin. Pricing depends on volume, specification and the delivery schedule.
Can phase two be matched to phase one years later?
We hold the body and glaze recipe and the shade reference for any project we produce, so a later phase can be matched far more closely than buying the nearest equivalent on the open market. Retaining physical reference tiles from phase one makes it more reliable still.
How much attic stock should a developer hold?
Three to five per cent of each specification, kept from the original batch. It covers defects-liability repairs and handover snagging, and it is the cheapest insurance on the job.
